Pricing Strategy: Setting the Right Price from Day One

  • Prepare a Comparative Market Analysis (CMA) to determine your appropriate competitive asking price
  • Pricing: consider any repairs or improvements needed
  • Additionally: use the Municipal Property Assessment Corporation (MPAC) site as well as Geowarehouse platform (a site that Realtors use to gather information from the Ontario Land Titles System) to compare their pricing to your realtor’s CMA
  • Price somewhat below homes that have significant updates, better parking, in more desirable locations, close to transit and great schools & amenities such as shopping, cafes, parks, transit etc. to attract interest.
  • Highlight the home’s potential rather than focusing on updates if your property  requires a contemporary look e.g. the kitchen, bathrooms, floors, decor etc. 
  • Consider strategic pricing brackets e.g. ($299,900 instead of $310,000 etc.)

Pre-Inspection of Your Property

  • Helps sellers uncover & address potential problems before listing which avoids unpleasant surprises revealed during the buyer’s inspection
  • By addressing issues beforehand, sellers can prevent delays caused by repair negotiations after the buyers’ inspections
  • Improves marketing appeal – homes with pre-inspections can be marketed as transparent & well-documented, giving buyers a clear understanding of the property’s condition & potentially attracting more interest, even if sellers choose not to make all repairs
