• Don’t let glitz & glamour fool you as we don’t see what’s behind the walls. **Homes that have been recently renovated or updated should be checked to ensure permits were obtained for major work & ensure that they have been closed by the municipality
• Neglecting to ask for comparable houses in the neighbourhood that are currently for sale or have recently sold *** your real estate representative will be able to provide this information
• Not investigating the neighbourhood. *** When you buy a house, you marry the neighbourhood. Be sure that you’re ready for a long-term commitment to it. – i.e. if there’s a small nuisance that you find “irksome” at the time of your showings, it’s only goint to become a “big nuisance” once the home is yours.
• House shopping while distracted. *** Bringing parents, children, friends when house shopping may which may make it difficult to investigate into all of the nooks and crannies. Consider bringing them on only the short-list ones & on your second pass
• Falling in love with home staging. We all do this even though we know it’s not how it’ll probably look when we move in. Take a few minutes & map out your furniture in each room of the house. If your current furniture doesn’t fit in or isn’t suitable but you are still “gung ho” about the house, factor in new decor into your budget.
